Embarking on the journey to build your new Bridgewater Villa is an exciting milestone. It is natural to wonder what happens next and how the process unfolds. This guide walks you through each phase from your option to purchase to receiving your keys, so you know exactly what to expect at every step. Step 1: Option to Purchase
Before a formal purchase contract is signed, you may reserve your base price and chosen homesite with an option to purchase.
- Requires a $1,000 refundable deposit
- Secures your chosen homesite and base price for 7 days
- Allows access to custom pricing for special features not included in your preliminary budget
- At the end of the 7‑day period, you may receive a full refund or move forward to signing a contract
Step 2: Signing the Contract and Initial Deposit
Once you decide to move forward, you sign the purchase contract and submit a preliminary construction deposit of $5,000.
- Your $1,000 option deposit applies toward this amount
- The additional $4,000 completes your initial deposit
- Your preliminary budget becomes Addendum A to the contract
- Signing the contract begins the first calendar in our process and schedules the first meetings
Step 3: The First Two Weeks of the First 30 Days
The first 30 days are dedicated to planning and making design selections. The first two weeks typically include two meetings, held one week apart.
- Addendum B is opened, allowing changes to any item previously included in Addendum A
- Begin the interior design process and the Color Selection Sheet, including flooring, cabinetry, lighting, and more
- Confirm all structural features such as villa size, ceiling height, garage depth, vaulted or flat ceilings, screened porch or covered deck, bay windows, and other structural elements
- Confirm all exterior components including front elevation, front door, garage door, and related selections
- Addendum B is signed, concluding the structural and exterior decision phase
- The balance of the 10 percent final construction deposit is due, with preliminary deposits applied
Step 4: The Balance of the First 30 Days
Interior features and selections continue during this phase.
- Addendum C is opened to allow refinements to colors, features, and selections
- Finalize all design decisions and sign the Color Selection Sheet
- Finalize any additional electrical or low‑voltage wiring
- Addendum C remains open until the pre‑construction meeting
Step 5: The Pre‑Construction Meeting
This meeting is scheduled when blueprints for your villa are received from our architect and brings the construction team into the process.
- Conducted by the Bridgewater construction manager with your community Villa Expert
- All items from your addenda are converted into an itemized Start Order
- All structural features and components are reviewed against the blueprints
- Design samples are reviewed and confirmed with the Color Selection Sheet
- Appliances, faucets, light fixtures, and other components are reviewed by picture
- The Start Order and Addendum C are signed, and construction begins
Step 6: Construction — Months 2 through 6
- The construction process proceeds
- Your community Villa Expert remains your point of contact throughout construction
- Watch your new villa come to life
Step 7: Closing Preparation — 5 to 8 Weeks Before Closing
- Your New Home Presentation and closing dates are confirmed through your community Villa Expert
- Financial arrangements and title company details are reviewed
- You receive a Pre‑Closing Review packet from your community Villa Expert
- Construction continues
Step 8: New Home Presentation — 2 Days Before Closing
This meeting is conducted by the Bridgewater construction manager at your new villa.
- Thorough review of your new villa, including features and system operation
- Discussion of how to best maintain your new villa
- Introduction to the Bridgewater Warranty Coordinator, who provides your warranty packet containing the Bridgewater warranty and warranties from vendors and subcontractors
Step 9: Closing and Move In
- Closing occurs two days after your New Home Presentation
- Closing paperwork is signed at the title company
- Funds transfer is confirmed
- You receive the keys to your new villa
